Often times I have people come to me and express their wish and desire to have invested in the Caribbean years ago, so they could have secured a nice location for retirement when values were lower and more affordable. As the US continues down its current path, we’re seeing more and more interest in relocation. As many of you already know this is only triggering further appreciation. With approximately 11,000 baby boomers retiring every day for the next decade (many of whom are looking to relocate to a close English speaking destination), Belize being one of the fasted growing destinations for tourism & many people looking to diversify away from the United States, we are on the verge of the most significant Belize Real Estate appreciation to date. For future retiree’s and investors alike this raises the next question, what are the appropriate steps to invest in Belize and secure property at today’s values before much of this appreciation takes place?

A recent survey showed that 93.8% of my clients came to use the same strategy that I successfully utilized when investing in Belize real estate. That is to secure the land at the current market rate as that is where the real change in value will take place over the next 3 – 10 years. Historically, building costs have remained relatively constant while the cost of land steadily appreciates. With land not being added and demand increasing this appreciation occurs naturally.

Secret Beach has become one of the fastest growing areas in Belize and a top area to use this strategy with properties starting at as little as $3,000 down. This is giving Americans and Canadians who aren’t quite at the point of relocation an affordable way to enter the market, with considerable upside.
