Secret Beach
Secret Beach subdivisions
Belize Secret Beach real estate by neighborhood — Ambergris Woods, Grand Mayan Estates, Habitat Belize, Palm Gardens, and more west-coast grids.
West-coast grids
Nine neighborhoods inside Secret Beach
Secret Beach is not one plat. These are the subdivisions buyers actually compare — woods lots near the strand, canal grids, the established streets, and the quieter south.

Ambergris Woods
Ambergris Woods followed Grand Belizean Estates with a simple idea: move residential land closer to the western shore and give each house more room. Published homesites include 5,525 and 6,000 sq ft parcels — more ground than the compact 4,500 sq ft format common elsewhere around Secret Beach.
- Published homesites of 5,525 and 6,000 sq ft
- One of the residential subdivisions closest to Secret Beach
- An internal water feature borders certain homesites
- Original lots sold through; the developer went on to Palmaya Woods

Palmaya Woods
Palmaya Woods sits on the north side of the cart path that runs out to Secret Beach. A single access road gives it a quieter, more enclosed feel than the main arrival stretch. Most of the original lots are spoken for; what comes back is resale.
- About 167 lots — most around 6,000 sq ft, a few closer to 10,000
- North of the Wapo’s / Roadkill junction on the Secret Beach road
- Five to eight minutes by cart to the main beach cluster
- Inventory is thin; treat this as a resale conversation
A closed grid, not a strip
Palmaya Woods was planned as a small neighborhood, not an open commercial strip. That one-road layout is why people who want a house near Secret Beach — without living on the bar path — keep asking for it.
What is left
Developer inventory is largely gone. If a pair of larger parcels or a single resale comes back, it moves. Will walks what is actually listed, including adjoining lots when a buyer wants more than one pad.

Grand Mayan Estates
Grand Mayan Estates is the canal conversation at Secret Beach. The subdivision is a single-entrance plan with a wide boulevard, oversized inland lots, and parcels that sit on the lagoon-side canals. Buyers come here when they want water they can use, not only a sunset corridor.
- Canal-front lots with boat access into the lagoon system
- Inland parcels larger than the older Ambergris standard
- Single entrance; the grid is planned, not a scatter of cuts
- Minutes from the Secret Beach strand and the east-side road
- Includes Grand Mayan Two, where canal-front homes are designed from the water back

Grand Belizean Estates
Grand Belizean Estates is the subdivision people mean when they say Secret Beach already has a neighborhood. It is one of the bigger west-coast grids: more road access than the newer pockets, more houses already standing, and enough remaining lots that you can still buy in without waiting on a single resale.
- Among the larger and more established Secret Beach subdivisions
- Road access through the grid — you can drive the streets, not just the plat
- Houses going up alongside vacant parcels
- A common first stop for buyers who want neighbors, not empty fill
Already a street, not a drawing
You can cart the roads. That matters. Newer cuts still look like earthworks; Grand Belizean already reads as a place people live. Buyers who want to see construction next door — proof the west coast is not a paper market — start here.
Lots still move
Because the grid is large, inventory turns over. Some parcels are vacant holds; others sit beside finished homes. Will matches the street you want — closer to the beach road or deeper in the subdivision — against what is actually listed.

Acred
Acred is one of the newer west-coast cuts — still early enough that buyers can take adjoining lots, but close enough to Secret Beach that it is not a distant inland play. Think of it as the next grid after the established neighborhoods filled in.
- Newer subdivision in the Secret Beach area
- About a five-minute cart ride from the main beach
- Adjoining lots are still a live option
- Quieter than the arrival strip; still on the same west-coast market
Room to assemble
The pitch here is space and timing. Acred still has combinations — two or three lots side by side, sometimes a back-row pad — that the sold-out neighborhoods no longer offer without a hunt.
Early, not remote
Newer does not mean far. You are still in the Secret Beach catchment: same cart path, same sunset coast, same title conversation. Confirm the specific parcel and what is on the market that week.

Habitat Belize
Habitat Belize lets owners build a home of their own inside a shared modern tropical design language — pale Chukum-style finishes, shaded terraces, courtyards and pools that belong to the architecture rather than being added afterward.
- A shared modern tropical design language across the community
- Six published casita designs, from one to three bedrooms
- Green space incorporated into the plan
- Home concepts include solar power, water storage and wastewater management

Palm Gardens
Palm Gardens is built around manageable residential lots, close enough to enjoy the western shore without requiring a large property or an elaborate building project. It grew from the west side's early pattern of buying land first and building as plans allowed.
- Manageable residential lots on the inland side of Secret Beach
- No set architectural programme — build the home that suits you
- Rooted in the west side's early off-grid building culture
- Seller financing was part of the subdivision's historical appeal

West Caye
West Caye appeals to buyers who want more freedom over their plans. Properties are offered without HOA fees or a fixed deadline to build, so choosing land does not mean starting construction immediately. Each property’s terms and the applicable building requirements still matter.
- Offered without HOA fees
- No fixed deadline to build
- Canal-front and corner lots appear among current listings
- Confirm each parcel’s terms and building requirements

South Caye
South Caye is the quieter end of Secret Beach — south of the main bar arrival, toward the in-water tables and the stretches that still feel like a shoreline instead of a strip. Buyers who want west-coast water without sitting on the busiest cart path look here first.
- South of the main Secret Beach junction
- In-water tables and a slower shoreline pace
- More room between venues than the arrival cluster
- Same Platinum Coast title and sunset orientation
The other Secret Beach
Most day visitors stop at the first bars they hit. South Caye is the coast past that — Blue Bayou, Sunset Palace, and the lots that sit off the quieter sand. If you want the west coast for living, not only for an afternoon, this is the map.
Water and lots
Inventory here mixes beach-adjacent parcels with the south-end commercial shoreline. Ask which row still has a sunset corridor and how far you are from the main cluster — that is the conversation, not a generic Secret Beach pin.
